Booking Conditions

Elie Letting is the agent acting on behalf of the owners of the properties advertised on the website.  When booking, you enter into a contract with the owner of the property.  In the following terms and conditions Elie Letting will be referred to at times as 'We'.  Please note that on payment or part payment of your rental and once Elie Letting has confirmed receipt via email, letter or telephone, you hereby accept the following terms and conditions and enter into a contract with the property owner.


Please note that as of 13 January 2018, there will be no charges for paying by card. There is now a booking fee required (with deposit) of £15 for 1 bedroom and some smaller 2 bedrooms, £20 for most 2 bedrooms, £25 for most 3 bedrooms, £30 for most 4 bedrooms and £30-£35 for the larger properties (inclusive of VAT). A deposit / part payment of 1/3 of the rental cost is required on booking alongside a booking fee as of 13 January 2018. The balance is due no later than 6 weeks prior to occupancy.  If the deposit (plus booking fee) is not paid within three days of making the booking, Elie Letting reserves the right to cancel the let. We accept:

  • Debit cards - Maestro, Solo, debit Mastercard, Visa debit card, Visa electron
  • Credit cards - Visa and Mastercard (1.15 % surcharge) There will be no charge from 13 January 2018
  • Bank Transfer - details on booking forms
  • Cheques - payable to 'Elie Letting'

On receipt of your payment we will confirm in writing with all other details. Please refer to the how to book page for further information.

Cancellation Policy

Any Cancellations must be made to Elie Letting in writing. We will then try to re let the property.

If only a deposit has been paid (i.e. cancellation was more than 6 weeks prior to entry) and we are successful and re let the full period at the same rental, we will refund the deposit minus admin fees (£50 plus vat). If we have to reduce the rent in order to re let, then we refund the deposit minus admin fees and minus the amount needed to make up the rent. If we fail to re let the property then the tenant will lose the full deposit.

If the cancellation is within the last month prior to occupancy (i.e. when the full balance should have been paid) and if we re let for the full amount a refund of the full amount minus admin fees (£50+ VAT) will be given. If we have to reduce the rental a refund will be granted minus admin fees as above and minus any difference in rental. If we do not re let then the full rental amount is retained by the owner.

Please note that booking fees are non refundable.

Booking conditions

We do try to ensure that you have chosen the most suitable property for your party, but the ultimate responsibility is yours – if you are unsure about any aspect of your selection please phone us for advice before booking. We reserve the right to refuse bookings at our discretion where we believe that such a booking would not be in the best interest of the owner and / or the holidaymaker.


Normally entry is after 2pm (in some cases 4pm) and exit is before 10am. For short breaks we try to be as flexible a possible allowing more time either side, especially if the property is not occupied on surrounding dates. Please make sure you contact us a couple of days in advance to arrange key collection as the office is not always occupied, especially after 6pm.


The number of people occupying the property must not exceed the number shown on the confirmation or that advertised as maximum on the website, unless exceptions have been discussed and agreed with Elie Letting. Elie letting reserves the right to refuse admission or enter the property and end the tenancy if the numbers exceed as above.

Care of property

The hirers of the property must ensure that the property is left in a clean and tidy condition with any recyclable items that are not uplifted by the bin men being taken to the recycling points within the village (as on instruction sheet handed out on arrival or in welcome pack in house). Failure to comply with these conditions may result in an additional charge. We also request that as the main bins are only collected once a fortnight, that tenants leave enough room in the bin for anyone arriving if the next collection is not for another week. Again failure to comply may result in an extra charge.   The hirers of the property are responsible for the replacement of (or payment for) any article broken or damaged during their occupation of the property. The hirers are also responsible for the repair of any damage done to the property itself during the rental period (excluding reasonable wear and tear). In the event of a breakdown of equipment please contact Elie Letting as soon as possible. We will do our best to remedy the situation as quickly as possible. Elie Letting cannot be held responsible for circumstances beyond our control such as delays in fixing central heating breakdowns due to having to order parts, power cuts, burst water mains and such.

Damage deposit

Some of our properties require a refundable damage deposit. If a refundable damage deposit is taken, this will be refunded after the property has been cleaned and if any damage/unpaid bills/extra cleaning is required this will be deducted from the deposit prior to refund.


Smoking is forbidden in all the properties. Please make sure that the outside areas have no traces of smoking, if anyone chooses to smoke outside.


In properties where pets are permitted, we reserve the right to charge for any damage or extra cleaning over and above the usual amount. We stress that tenants must at all times clear up after their dogs.


Elie Letting does not accept liability for any neglect, default or act on the part of the owners nor for any inconvenience, injury, accident or loss suffered by any person or to any vehicle or possessions in or about the properties or in any way arising out of these properties from any cause whatsoever. Where car parking is provided, use of this is entirely at the tenants own risk.


If you have a complaint please come to see us immediately (do not wait till the end of your stay) and we will do our best to resolve it. We cannot guarantee to resolve any complaints received after the property is vacated.


We will do our best to ensure that all property locations are as accurate as possible on the website maps. It would be wise to check location with us if this is vital as occasionally there is a small difference due to Elie being such a small place.

Neither Elie Letting nor the owner can accept responsibility for work taking place outside the boundary of the property nor for any noise or nuisance arising from works over which Elie Letting or the owner have no control.

We reserve the right to amend prices/descriptions quoted in the brochure or on the website due to errors and/or omissions.

Whilst every effort has been made to describe as fully as possible the property in question, Elie Letting cannot accept responsibility for any changes an owner may have made that we were not made aware of. We cannot be held responsible for any disappointment caused where a customer has differing expectations to those detailed in the description.

All details in the brochure and on the website are given in good faith and believed to be correct, but their accuracy is not guaranteed.

In the event of a property being no longer available, we will endeavour to offer you a suitable alternative or a full refund. The tenant shall have no further claim against the owner or Elie Letting.
